Trilogie’s transactional management services provide the interface between the corporate occupier client, the commercial estate agency, the real estate market and the clients solicitor, all managed to achieve the client’s objectives in each instance.

We provide outsourced independent and objective advice to steer the client through the transaction and manage the process to completion ensuring strategic business objectives are met in terms of cost savings, process improvement and ultimately adding value for the client’s benefit.

Utilising our substantial UK wide market knowledge, business acumen and extensive transactional experience, we provide an all encompassing service and will customise, assemble and appoint ‘best in market’ project teams to serve the specific needs of the client.

Be it a city centre office or out of town business park; major manufacturing facility or logistics warehouse; a piece of land, clean or otherwise; our services include:

  • Operational acquisitions
    On either a freehold or leasehold basis, we will review, define and agree a search brief with the client, undertake a market appraisal, conduct the property search, review and select a shortlist of options. Negotiation of terms and co-ordination of the legal process through to completion are handled as a matter of course.
  • Disposal of surplus/ redundant sites
    Dependant on whether the client needs to rationalise or has outgrown existing premises our aim, in every disposal exercise, is to maximise value from existing freehold assets and limit leasehold liability. We will appoint the most appropriate commercial agent to the particular local market and drive the instruction through to successful conclusion similarly co-ordinating the solicitors and all other members of the project team.

  • Lease surrender and regearings
    Leases need not always be viewed as a liability and can often provide opportunities to engineer added value or raise productivity through space reorganisation. Working closely with the client to fully understand their business allows us to proactively seek out such opportunities.

  • Sale and leaseback
    A sale and leaseback transaction provides companies with the ability to release, if required, capital that is tied up in ongoing operational real estate assets and the ability to better deploy that capital within the business. We will co-ordinate the entire process to ensure the client is obtaining best value from the sale of the asset but at the same time entering into a fair lease arrangement, at a market rent, to suit the continuing business and its objectives.
