For many clients who have a new building requirement, Trilogie CRE acts for them, in place of the developer to devise a bespoke solution. We search out a site and either use funding from the client for a purchase or enter a joint venture with the vendor. We then design and procure the building to the client’s specification and on the strength of their covenant as a committed occupier, arrange for funders to purchase the development.
This strategy delivers to the client a share in the development profit, and gives more control over the design and procurement of the building. More favourable terms are negotiated into the lease as we establish control at the outset of the development project.
